We want to share an update on the sale of our property Dogwood Trace in Memphis, Tennessee. We bought this deal in April of 2018 and completed the sale of it in April of 2022.

This was a four year hold and a great deal.

The first thing worth mentioning about this property, is location. This community is on Forest Oak Way in Shelby County, Memphis. This is a prime location that offers easy access to Highway 78 and Interstate 240, with short commutes to local shopping, entertainment hot spots, and restaurants. In fact, there are three shopping centers within 1.1 miles of the complex.

There are also five parks within 5.4 miles, including Dixon Gallery and Gardens, Memphis Botanic Garden, and Lichterman Nature Center. It's also within 9 minutes of Harding University, and near University of Memphis and Christian Brothers University. So, this is a great location.

We raised about a million dollars for it and after a quarterly distributions over the hold, we were able to get a 47% IRR for our investors.

Those are fantastic numbers.

We have satisfied investors and equally importantly, a lot of really happy tenants. We took care of that property really well and made a lot of improvements to it. Amenities include beautiful hardwood floors, washer and dryer connections, dishwashers, a balcony or patio, and carpeted floors.

Best of all, we have kept Dogwood Trace full. We were able to push rents, but also provide a great place for our tenants.

This was great deal all around.
