You need deal flow.
Find an operator that's committed to providing you with consistent deals, but not so committed to it, that they'll put a deal in front of you even if it's questionable. You want an operator who will ride that balance while in your best interest.
Step Number Three
Consider the velocity of your money.
You want to find operators who are committed to returning your capital back to you, whether in the form of a refinance or a sale in a somewhat limited timeframe. Three to five years allows you to recycle your money, put it back to work for you and get it into a new value add investment, which is the best plan for your money.
