The sad reality is the high rate of divorce. And when a marriage ends, they might need to sell their house as part of the divorce proceedings.

The responsibility of selling the house often falls on their attorney’s shoulders. Therefore, it would make sense to have connections to divorce attorneys, so when it comes time to sell, before the property is put on the market, they think of you.

If an attorney has connections, they don’t have to wait the 3 or 4 months of trying to put that property on the MLS. They can go to the right investor (hopefully you) and get it off their hands in a much shorter amount of time. Done deal. The property never hits the market.

From agents to brokers, cleaners will be hired to do contract work on new listings, fixer uppers, and even apartment buildings. Get familiar with different cleaners in your area and strike up a relationship so they're referring their real estate broker friends to you.

Brokers are usually the first to know about apartment buildings on the market. The more brokers you know, the more opportunity you'll have.
