As a passive investor, you are part of a team, and each member of the team has an important role to play. In any group of people, high levels of conflict or “drama” steal energy from the the task at hand and make achieving any goal more difficult.

When you’re working with others, you want to be in a harmonious environment, where each person is able to capitalize on their strengths and the attributes of all of the team members mesh well together.

Something we do at Michael Blank Brands and Nighthawk Equity is define our core values.

When you know what your core values are, you know what drives you, you know what you’re aiming for, and you can make informed decisions.

Knowing our core values is essential for team building. It assists us in the hiring process and helps us hold team members accountable.

Think of it like this, when you’re considering joining a team – a group of investors or any other group – keep in mind the sort of behavior you’re looking for in others. How do you want the team to work together? What do you need from others on the team and what will you provide?

Learning to work well with others is essential in real estate investing because it is a team sport. In multifamily, you’re entering a joint venture with other people.

As you align yourself with partners, if you are clear about what you value, you’ll find on the right partners for you.

When you know what you stand for, you have a better chance of surrounding yourself with others who share those values and your relationships are going to be smoother. You’re going to be a part of team that wants the best for each member.

We're constantly looking to help one other, and to help one other become the best version of ourselves.

That’s one of the keys of working together without minimal conflict and drama, a shared focus and shared values.

But we're using that same value to make a difference also internally with our team. So we're constantly looking to have properties to help each other. And to help each other become the best version of ourselves. In fact, that's the agreement I have with my wife and my children is our agreement we have is that we're going to help each other become the best version of ourselves. And so in doing so, we're going to look for ways to help each other achieve our goals.

One thing we value here, for instance, is radical candor. We listen and communicate respectfully and openly to resolve conflicts.

It’s important that we have that openness, so that we can resolve issues internally, effectively, and promptly.

Part of radical candor is being comfortable with conflict, so that we can address issues directly and not let them fester. When conflict is left unaddressed, drama rises.

We are intentional about solving problems in a healthy way and therefore, we expect our team members to communicate clearly.

When building our teams, we use this core value as a guide and look for people who are open to coaching as well as constructive criticism.

This enable us to adapt to situations quickly and remain calm under pressure. This is just one example of how knowing our core values enables us to build a team we want to be a part of and work together without drama.

When considering joining or building a team, consider what’s valuable to you. Know what’s important and look for those qualities in your team members. It’s an exercise that can bring greater ease not only to your real estate investing adventure, but all of your relationships.
